A Custom Design on a Modest Budget

Demonstrating that contemporary and traditional can co-exist comfortably in design, the restoration of this Chicago two-flat maintained the historic character of the facade but conceals the open, modern space enjoyed by the family within. With classical detailing and attention to proportion, the living and dining areas are transformed into a grand, open living space. The partial wall separating the living and dining room becomes an aesthetic feature of the first floor. Mindful of the client's limited budget, materials were selected for value but did not compromise the quality of the project. A rear-yard addition on the first floor provided space for the enlarged kitchen. Because there was no basement the kitchen floor was dropped to grade level in order to gain additional ceiling height.
